What We Handle
Built around how hosts actually operate — not what sounds good on a brochure
Standard Turnover
Between-guest reset
↓Checkout at 11, new guests at 3. We arrive as soon as the previous party leaves, work through the property systematically, and confirm guest-ready before we leave. Every time, across every Long Island market.
- All beds stripped and remade with fresh linens
- Bathrooms fully sanitized — toilets, showers, mirrors, floors
- Kitchen reset — surfaces wiped, dishes confirmed clean, trash out
- Living areas straightened, floors done throughout
- High-touch points sanitized: remotes, handles, switches
- Final walkthrough before we leave
Deep Clean
Seasonal or periodic intensive
↓Every 5–10 bookings or at the start/end of season, your property needs more than a standard pass. Appliance interiors, grout, baseboards, window tracks — the stuff that builds up invisibly and eventually shows up in reviews.
- Oven, fridge, microwave all done inside and out
- Grout scrubbed, fixtures descaled, mold/mildew treated
- Ceiling fans, vents, baseboards throughout
- Cabinet exteriors, backsplash, sink drains
- Windows inside and out, tracks cleared
Especially useful before high season in the Hamptons or after a busy Fire Island summer.
Linen Service
Full bedding management
↓We strip, launder, and return everything — beds made guest-ready without you touching a single sheet. Particularly useful for hosts managing multiple properties or anyone not living near their rental.
- Used linens and towels collected during turnover
- Commercial laundering at proper temperatures
- Fresh linens returned, all beds made
- Option to use our linens or we launder yours
- Inventory tracked so you never run short
Same-Day Turnover
Tight window service
↓Peak season means maximizing your calendar. We schedule arrival immediately after departure and work efficiently to complete the full reset before next check-in. Common throughout the Hamptons and Fire Island during summer.
- Immediate start after guest departure
- Focused execution — full turnover in compressed window
- Confirmation sent when property is ready
- Accommodates tight check-in/checkout windows
Inspection & Restocking
Eyes on the property
↓Every turnover we check for damage, missing items, and anything needing attention. You get a written report with photos of any issues — especially important if you're not local to your rental.
- Damage check throughout the property
- Inventory confirmed — furniture, items, amenities present
- Maintenance flags — burnt bulbs, plumbing issues, wear
- Amenity restock — toiletries, paper goods, basics
- Photo documentation of any concerns
Emergency Clean
When plans fall apart
↓Guests overstayed, booking came in last-minute, your regular person cancelled. We can't guarantee availability on zero notice but we try hard for established clients. Call even if the timing seems impossible.
- Immediate availability check when you reach out
- Regular clients get priority consideration
- Same standards regardless of timing pressure
- Honest answer if we can't make it work
Why Long Island Hosts Keep Working With Us
Short-term rental turnover isn't regular house work. Guests expect hotel-level results. Reviews drop fast when a property doesn't match its photos. Linens need professional handling. Tight windows don't leave room for no-shows or half-done jobs.
We work specifically with vacation rental hosts across Long Island — the Hamptons, Fire Island, North Fork, and throughout Nassau and Suffolk. We know the Airbnb standard, understand seasonal pressure, and don't need to be trained on what hosts actually need.
- Consistent timing — we arrive as scheduled, every time, without you chasing us down
- Confirmation sent when the property is guest-ready, with photos if anything needs your attention
- Five-star expectations — we clean to the standard that keeps your ratings strong
- Seasonal capacity — we scale for peak Hamptons summer demand without dropping quality
- Direct communication — when something comes up (late checkout, damage, maintenance issue) you hear from us immediately
Hosts stay with us because we show up reliably, finish thoroughly, and understand that your rental income depends on guest satisfaction.

Every Long Island Rental Market
The Hamptons, Fire Island, North Fork, South Shore, North Shore, Nassau suburbs — each market has different guests, different expectations, different seasonal rhythms. We've worked in all of them and adapt accordingly.
Southampton and East Hampton call for a higher standard. Fire Island needs logistics coordination around ferry schedules. North Fork wine country properties have their own guest expectations. Nassau and Suffolk suburban short-term rentals compete on reliability and value. We don't apply a one-size approach.
- The Hamptons: Southampton, East Hampton, Westhampton, Bridgehampton, Sag Harbor, Amagansett, Montauk
- Fire Island: All communities — ferry access coordination handled
- North Fork: Greenport, Southold, Mattituck, Jamesport wine country properties
- South Shore: Babylon, Lindenhurst, Patchogue, Bellmore, Merrick beach communities
- North Shore: Huntington, Smithtown, Port Jefferson, Stony Brook, Setauket, Northport
- Nassau County: Garden City, Great Neck, Syosset, Levittown and surrounding towns
- Suffolk Central: Commack, Deer Park, Ronkonkoma, Hauppauge, Holbrook, Bohemia

Host Questions
How much does turnover service cost on Long Island?
Depends on property size, service type, and frequency. Most standard properties fall into predictable ranges — volume helps if you have multiple bookings or several units. Send us your bedroom/bathroom count, square footage, and typical turnover schedule and we'll give you an exact number, not a range.
Can you do same-day turnovers between guests?
Yes — it's the most common request during peak season, especially in the Hamptons and Fire Island. We schedule start time immediately after checkout. Tell us your check-in and checkout windows and we'll confirm if same-day works for your specific timing.
Do you offer linen service?
Yes. We remove used linens and towels, professionally launder everything, and return with beds fully made. Option to use our commercial linens or we launder yours. One service handling both turnover and linens — nothing for you to coordinate separately.
How do you handle access?
Lockbox, smart lock codes, key exchange — whatever your property uses. Most hosts prefer a lockbox or smart lock so codes can rotate between guests. We secure the property properly after every visit. All team members background-checked and insured.
What if guests leave the place destroyed?
We photograph and report damage immediately. If the situation is beyond standard turnover scope, we contact you before doing extra work that would add cost — you decide whether to proceed or handle it through a damage claim. You stay in control, no surprise charges.
Do you work with property managers?
Yes — both individual hosts and management companies running portfolios across Long Island. Consolidated billing, detailed reporting per property, dedicated contact. We scale with you whether you're managing one unit or twenty.
